Why Small Multifamily?

As a category, small multifamily (5 to 50 units) is a massive and overlooked real estate class.  In the US alone, it is a $5.0 trillion asset class with 25.5 million units, representing 80% of all multifamily and 20% of the entire US housing stock.  This asset class is overlooked by most investors in favor of more crowded and flavor-of-month asset classes.  However, we believe this "boring" asset class holds strong returns.  Because we have less competition here, we have direct access to unrealized opportunities.

Our focus on this niche market provides access to investment opportunities that High-Income W2 investors do not have in their 401(K)s and/or IRAs as an option outside the turbulent stock market.

Additionally, High-Income W2 earners have limited tax write-offs to offset their high-income taxes.  Real estate investing can provide much-needed tax reductions, as well as provide monthly "mailbox" money for passive investors.
